Depending on the salaries of the new jobs they may also price out the local residents on new home sales which would further drive up the price.

As others here have said, the Vancouver market is expensive and you will likely have to look further afield to find something that cashflows.

That doesn't make sense to me and I would immediately require they start paying something or start process to evict before you are further in the hole.
