Gutted the entire house, moved walls, raised living room flooring, rebuilt all 3 bathrooms to increase size, rebuilt the kitchen to increase utility and size, painted the entire property in and out, installed base and crown, landscaped What made you interested in investing in this type of deal?

I discovered a leak in the basement coming from the crown molding.

Places like Dyer, scherville, Munster, Lowell,  some parts of crown point, some of Merriville, some of cedar lake.

It's an older character home, semi-detached style, and a lot of great features - high ceilings, crown moulding, and a lot of upgrades (roof, both furnaces, all wiring, and insulation under the energy rebate a few year ago). 

.- Doing a complete inspection of one building usually takes 3 - 5 hours depending on the configuration even if you just spent 1 hour per building which is a kick the tires kind of cursory look would equate to 10+ hours to include the common spaces When you're talking about commercial deals there is a lot more than just I didn't like the color, it doesn't have crown molding, and the roof showed signs of significant wear.

I also use crown molding for higher priced properties and expensive tile for bathrooms since they are low square footage. 

The property has 1/2 an acre of land (typical for my neighborhood, unusual for our TN metro area) and is fairly updated with a wood fireplace, granite, hardwood, crown molding, and a newer roof/windows/doors.
