@Jordan Townes - Looks like the bank is denying the HELOC because they know that taxes are likely ahead of them and the HELOC would be in second position to the taxes.

They have one beverage too many, get an idea in their head that they can fix their problems by purchasing a short-term rental, and all they have to do is click a button to ask their question.I wouldn't bother sending financials to anyone until they show a pre-qual letter from a bank to demonstrate they are slightly serious.

I went ahead and accepted them, and in the lease they both signed, he is the primary, because her income and credit score would have disqualified her to rent alone.Two months after they moved in, he called me and said they were having relationship problems and she kicked him out the house.
