I have a bi-yearly contract with them to maintain the units and they currently have a new policy where they check for mold in the duct work by an intrusive method and they are finding slight mold growth and are recommending this device called Nasa Air Scrubber (~$1200 per unit).

@Drew Brown  Sorry for the delay, busy season.....We do rent a few more remote properties (but not too far from office) and have turned down many....A main criteria that there would be some kind of phone service, land line or access...Many areas outside of the cities have shaky cell service so not being able to have someone contact us in an emergency, to me, is not workable.

@Ricardo Cristobal I always caution people about out of state investments especially when youre just getting started @Brandon Turner always says try and look for a deal an 1-2 hours outside of the area that you live in when looking to invest in an expensive area, that device is sound and has worked for me and clients of mine who live in NYC.

Each letter has my cell phone number and I will be taking calls directly, should be intersting to see how this goes.I'm keeping track of mailings on separate lists (type of motivated seller) on an excel spreadsheet and plan to mail out once a month.

Is there a device that I could hook into the box to measure all the electric used by the apartment and house and then just charge them or should I just eat the electric and push the rent up a little?
