Why do you remove washers and dryers vs telling them they’re bonus and not included in rent?

If your goal is something longer term or diversification based, maybe treat the down payment like a CD with a big potential bonus that'll pay out when you refi when rates drop, or 1031 exchange into something bigger in 10 years. 

Bonus Question: Is there a certain amount of asset that you keep in multiple LLC’s or do you have them all under one with an umbrella policy?

@Roy Gottesdiener - I am not familiar with the rental market with Kings Mountain specifically, but there is grow happening in that area with the building of the Catawba Two Kings Casino. 

Vegas is a larger market with more new construction, they are getting more sports teams, and trying to diversify the economy past casinos. 

First and foremost offsetting w-2 income will only or mostly come from cost seg and bonus depreciation which currently is at 60%.

The I suppose the cash back and sign up bonuses are a return on the very small amount of time it takes to track them.

I’ve never made more than $50K from my W-2 and the highest paid year was during Covid when I got a bunch of bonuses for being a healthcare worker so was not indicative of my regular salary.
