Everybody has their own crystal ball, but I wouldn't bank on net increase in rent 2-10 years. 

Any PM worth their salt would have already served notice and had the ball rolling on eviction and just looped you in on the situation. 

I have to commend her for the massive balls she has.

You could just leave them in place and use hard money and/or private money to keep the ball rolling with BRRRR. 

The acceleration of low rates has faded and we find ourselves similar to our previous norm for growth.I don't pretend to possess a crystal ball, no investor or agent could, but drawing on my experience in the daily dynamics of the market here in Raleigh, and looking at the facts, a price drop seems unlikely in the next few years.

Generally speaking, terms will be in the same ball park but certain lenders will be better suited for certain scenarios.
