@Jay Hinrichs there’s no data really just stuff like that that I keep hearing and witnessing myself.

Therefore, we are on the hook for all of these repairs and at our wits end figuring out next steps.

Tithing, worshiping, loving your neighbor, helping the poor, etc. are all outward expressions of an internal witness.  

I also have witnessed very serious investors do an appraisal on the property before a refinance or sale to have something in their back pocket in case they need to contest the banks appraisal. 

I know from experience that contractors disappear, tenants stop paying rent (good luck if you're in a blue state..sold everything in NY for this reason), interest rates go up as we've witnessed over the last couple of years, anomalies happen (Covid literally effed a lot of us investors).Not to be discouraging, but i've been through all of these and if you can get through it, great.

For those starting out in real estate who wonder if real estate really works, I'm a witness who can attest that it does.
