If the water/slope of the lot drains towards the house, seems like almost every time these have issues or will have issues.

Be sure to have the gas, water and sewer lines inspected as these may be dug up or collapsed - and very expensive to replace/repair.

If they pay for the water there is a good chance they will turn it off.

In my limited understanding it seems like the aforementioned brick needs to be reattached.It is my belief that the damage to the lintels, bricks and the internal water damage is due to the roof.
