** This is part 6 of me documenting my fun and often stressful real estate journeyThe nightmare is finally over.Today I close on my second flip ending what will hopefully be the roughest period of my investing journey.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

Find a valuable agent to list them, or work with @Dave Foster to 1031 properties, and you'll be less stressed. 

In addition, while the umbrella did not end up having to pay out, having it meant I did not stress about it at all.  

The problem is they never tell about their failures, their roadblocks, their stress.

They handle everything—guest communication, pricing optimization, cleaning coordination, and maintenance—allowing you to focus on scaling or other priorities.While you pay a percentage of your revenue, the time and stress saved often outweigh the cost, especially with larger portfolios.

Durability is so important—nothing more stressful than scrambling to replace a piece of furniture between bookings!

Honestly, it sounds like your current PM team has had issues from the start because onboarding four single-family properties should be a smooth and stress-free process when done correctly.A well-organized property management company should have a clear and efficient onboarding process that doesn’t leave you feeling overwhelmed.

I would not stress yourself about missing out on the 2020-2022 opportunity.

Turnover costs can be frustrating, but they’re worth it for the peace of mind that comes with having quality tenants—tenants who pay on time and don’t bring the daily stress of dealing with bad renters.If you keep these tenants, they’ll likely cause more damage, knowing they can get away with it.
