Separately from all of that - I recommend reviewing your lease up procedures to improve verification of signing tenants and their agreement and aware of terms and conditions. 

There are plenty of banks across the US that also have a stated income heloc (in the Carolinas, First Citizens will do up to $100k with no income verification). 

Have you searched your county site to identify those that have bought land in your area the past few years and then contacted them?

Start early, raise that equity well in advance, and make sure all those forms and verifications are filled out correctly.

Some sites are not able to provide back a credit score, because they don't know how you will handle the data.
