The other Oregon areas such as Salem, Eugene, Bend, etc. do have some great deals on paper but they are also longer term more unstable from a job market or tenant quality, so true deals are harder to find.

A recent provider just ran into trouble and flooded other pm companies with unstablized inventory.

C/D areas seem good for cash flow but in reality evictions, limits on housing authority vouchers, and a more unstable tenant pool means the returns are almost never as good as they look on paper, unless you're a very experienced investor working in your own market (saving money on management fees).

Now, if you're in a neighborhood where one builder built 1500 homes in 2005 and all of them are 1600sf, you may be ok since everything is the same.... but that's generally not the case.The $/sf model is a lazy one and requires minimal research and unstable results.

I gave up renting to roommates, 2 or 3 would easily qualify in your case, but it's very unstable.

I do not like to take the added risk of renting to unrelated "room mates", They tend to be unreliable and unstable.

Though buyers are stronger in the sense of down payments, we are also in a situation where the buyers are in a lot more unstable situation (interest rates, job longevity,  etc) . 

If you can, check the clamping mechanism for the fence before buying.On the two you're considering, I wonder if the Bosch wheels, while handy for moving the saw, could cause it to be a little unstable when you're cutting.
