my wife bought a condo FHA in 2004; we got married 3 years ago and, due to market, became an "unintentional landlord." i bought my home in 2003 w/ 20% down & last month needed more space so rented out my home & bought an owner occupied (20% down) & doubled my square footage. i also have managed a property the past 3 years. one of my wife's friends was getting transferred out of state & heard I landlord.

The only thing I would add is that disclosing your license when acting as a principal you run the risk of the other party thinking that you are their agent, thus, unintentionally creating an agency relationship with all the duties that go along with it.

Even if unintentional real estate investors do play a part is maintaining, supporting, and, contributing to the communities in which they work by fixing and resupplying the rental or general housing market around them and this is one example of how it can be down profitably without pushing the cost of rents even higher yet.

Another good thing from refinancing instead of selling was (unintentionally) that we got a better rate from our HML (7%) than what we would've gotten (13%) had we told them we wanted to sell.

If you are using unfinished flooring your base will be marked up from the sanders, edgers and you may get some unintentional poly splash when coating. also if there is existing hardwood that will be refinished cover it before you paint and careful with the demo guys removing carpet.
