In my firm, we underwrite the Sponsor as a company in addition to their individual offerings.

Hard money is only offered on investment properties in 99.99% of situations - since this will be owner occupied, that is basically not on the table. 

What other information would an investor want to see before making an offer on this?

.- The new PMC you want to hire will have to increase your Placement Fee, so they can offer a commission to an agent that brings then a tenant.

Spring may be better but I was unable to sell a cheap house in October for 5% off of “market value” and only sold a $600k home in January by listing it for $580k and I still only got one offer. ($150k down, 5 year seller financing.) my point being you may get $20-$40k more in a year if you don’t need to sell. 

If bookkeeping is your thing, that's something else you might offer help with.
