I see signs all the time on the corners of intersections saying "successful real estate investors looking for trainees".

Often it involves a split in commission for the first few transactions. 30-50% goes to the mentor and trainee does all the work and generate the leads.

Train someone using all of the usual questions and concerns you've seen from the newbie investors and allow the trainee to gain experience from you and let them deal with all of the newbies. 

You will need to be a trainee for 2.5 years to become a general certified appraiser.

It seems to me that it would increase your inflow of leads as the trainees would bring them to you.I can also see how it might turn into a couple of sales when they run across a deal you have on the market that they want to try and rehab or buy as a rental.I can also relate to the desire to pay it forward!

I like the trainee status idea and also the idea of having a pot of gold at the end of one year.

If I were to do this I would start out making little money as an apprentice/trainee, then move to licensed residential, and finally certified residential. 

This looks to be a project for the fire department trainees.
