There’s no chance I would trade my 10 well performing homes for 50 or 100 homes to get the same income before the increased taxes and repairs/vacancies, etc etc. 

Scaling up doesn’t always require 20% down—house hacking (FHA or 5% conventional), DSCR loans, seller financing, and the BRRRR method can help you acquire more properties with less cash upfront.

It was a true trade-off as the Logan area is more limited in STRs and new builds so ADRs are higher and likely to stay there compared to RRG where the market is headed towards being flooded and there's the potential of ADRs going down like in Gatlinburg/Pigeon Forge area. 

I wouldn't trade that for Airbnb's Aircover which is much more specific in what they will cover.

If you're willing to travel and hour and a half and be hands on then you'll most likely accrue more equity in your deal when you have a successful renovation but you're trading your time.
