Talk them into leaving voluntarily  (i.e. community pressure to leave, explaining what an eviction case will do to their ability to find future housing)

I would talk to a local bank or mortgage broker to see what you can get for a loan first and then go from there. 

Talk to your CPA BEFORE you start the process.

Why is no one talking about H.R.1331? 

Have been talking about getting into real estate investing for the last 2-3 years and finally pulled the trigger on a 3 unit house hack in Soulard that will be closing later this month and will be self-managing the property.I'm trying to network a bit with other investors, build a solid team of contractors / handymen, and set my systems up in way to scale, but also so my tenants have a good experience.

Ride your bike and talk with people you see.  

Drive around your area and find homes that are currently being remodeled (big dumpster outside, several crews/contractors) get out of the car and see if the investor is there if not talk to guy in charge and network with them.
