You need dry powder for a deal if it comes up.I've been punching my debt in the face for a few years, but I am content and the mortgages deserved it.

Yea, it sucks getting 1% or less on your money but having that dry powder to deploy when you find a deal can pay off huge in the end.

I think it's a good idea to take caution and keep cash reserve for rainy day (also gun powder dry to get cheap property in down turn). if your portfolio is sfh then you going to have a bit harder time.
