So in the FWIW file what I see all the time is those trying to start out and getting the same returns as those with a lot of experience. you need to build your experience bucket and as you make your partners money U can adjust profit splits.. other wise I suspect nothing will happen unless of course you can tap your warm market that will do this because they like you.

I suspect build cost in CA are closer to 400 a foot than 200 like many other areas and of course far higher for the custom homes.

San Antonio is hot in the summer.I will compare my return on San Diego purchases against any market, but if you plan to buy rent ready, I think many markets will beat San Diego in the short term.  10 years or more out, I suspect few markets will beat San Diego.

A few comments from my perspective (and after reading @Dan H. comments):I agree with Dan, and view this as a negative cash flow property as well, given that more than 20% down was necessary to make it work with what I suspect is a non-commercial 30 year note given the interest rate.

suspect there are already excellent deals, and that there is reason to believe that buying will be rewarded handsomely over the next 10 years, but that the "bottom" may still be 12-18 months away in a market like Tampa.
