.- Working a W2 as a firefighter, posting and consuming content- Leaving my W2 to dive deep into real estate investing and working as an agent... and still watching/posting content all while business was ok - Deleting social media apps (one have one on my phone that I use 10 minutes or less a day), diving deep into building my business and skills which have drastically increased due to pure focus and increasing my business significantly- moral of the story... focus on the things you need to do in business (dollar productive activities) and life experiences while reducing consumption will increase your success  

Has anyone purchased the Lee Arnold System and used his pre-trained virtual assistants? I want to take the leap but I just would like to hear of some unbiased thoughts about his VA's. 

Look at the amenities offered by top-performing properties in your area and aim to meet or exceed their offerings.  

Personally I like keeping my properties that I know are successful and have low maintenance.

Some investments give better ROI in Phx, such as multifamily, and some generally perform better in getaway destinations (Sedona), for STR's, etc. 

It's very important to perform your due diligence on the operators, the markets their operate it, ask for their past transactions, history of their track record.

these can produce good returns but best chance for success is for those that have experience in this area (I am a partner on an effort adding 8 ADUs, but it is not performing to the initial underwriting (underperforming) and it is an experienced team).good luck I get it, but not everyone has the opportunity of scale and building multiple units.
