The property features two 1,400 sq ft suites on the main level (one currently leased) and over 3,000 sq ft on the upper level, with 750 sq ft already occupied, 3 small office spaces (+/- 250 sq ft each), and a basement tenant with 1,400 sq ft of storage space.The building generates $6,000 in monthly gross income from its five tenants, but with full occupancy and market-rate rents, it has the potential to bring in $10,000+ per month.Given its historical significance, stunning architectural details, and location, I’m curious about your opinion: Would this property be more marketable for sale with or without the current tenants?

I would be stunned if it were.

Stunning 8 unit building that is now the pride of the neighborhood.

I actually have was closing myself on properties they were rejecting and made a lot of $- They backed out on another deal which I quickly paid off the balance and cancelled (they were stunned) I then rescinded the contract between them and told them this operation will Only work guys on newbies.  

After a stunned and surprised look, she basically told me it was a family oriented community, LMAO!

Then, I was able to put a mirror cabin in the back that brings in almost 100k a year.My mistake in the end was I should have build a more equitable unique cabin instead of the geo dome to start but I also love my dome's performance.

susan I was first stunned at the 2.13 an hour but lets put that in context that is for wait staff that also gets tips.. those that dont get tips get the state minimum wage.. also the issue in a place like the city of Jackson is section8  is 95% or more single women with multiple children..
