I wish I had started sooner, but my advice is make sure you are happy (or strive to be) on a daily basis by following and nurturing your passion (specially if it is not related to real state!)

A good investment agent should know to ask the right questions as they strive to the understand an investors investment criteria.An agent needs to have a clue as to what might be a good investment in order to actually assist in the investing process.  

Heloc in general are variable so I strive to use them for limited duration financing such as the rehab on a brrrr or a flip.
