Maybe I should amend that- there might be properties trading over a 5-cap, but most likely in the southwest quadrant of the city where I would never show a property alone. 

If high rental demand and stable cash flow is what you're looking for, I would focus on the Southwest side near Gateway.

Anyway we kept our properties through the ups and downs and eventually sold them at crazy gains when we moved to 2 hours south west of Seattle where we now live off the rentals we bought with our Ca money.

Meridianville (10 north of downtown Huntsville), Decatur (25 miles southwest of town), or Athens (30 miles west of town) will have plenty of B/B+ properties under $250,000.Given that cash flow is your primary goal, these areas outside of Huntsville may be a better fit for you anyway—rent-to-price ratios are definitely more favorable outside the city limits than within them.Still, Meridianville, Athens, and Decatur remain close enough to Huntsville to share in the area’s growth which, in my opinion, bodes well for long-term appreciation.

They are building a "satellite" campus in southwest Fort Worth that's supposed to be larger than their main campus. 

We fly direct from Denver now that Southwest is flying there.

I used to live about 30 minutes Southwest of Bennington.

It is a 5br house in southwest side of portage park for $350,000 and each bedroom will rent $800-900 range from comps we found.
