We don’t do overseas rental units but recently have traveled in those countries and my brother bought in Italy and my son is based in Sicily.  

I would say the cash flow would go up every year and that would usually be the case but my son will be moving into one unit probably for just the labor to rehab the last unit (collected rent will go down for a year).After that rehab is complete, at market rent I would have about $8k/month cash flow with underwriting that most would consider conservative (for example $1200/month allocated to maintenance/cap ex). 

My son and I operate many LTR & STR properties and self-manage them all. 

I want to buy and hold, running this as a retirement project, with my son managing it. 

My son and I go shooting most every weekend the Tillamook  forest has shooting lanes and its really cool up in  the big timber..

Our house and land are special, so not worried about selling those in say 15 years or my son can keep.With Cash being King, I use a Buyers' market approach down there.

I'm a severely disabled senior of 79 and caregiver for my severely disabled son.

If you’d like to continue renting I need to know when you plan to reoccupy the property unless your son would like to apply separately.

We have recently been informed that the lady who passed did not have a will in place and her daughter and son want nothing to do with the property.
