Do I take an extra percentage for that work or is that looked as being greedy/selfish?

I’m a user experience designer by day (i design apps and websitws) and (selfishly) am wondering what kind of pain-points or potential apps, websites, or other digital products you wish existed!

Though maybe I’m just selfishly justifying not observing a high maintenance tenant’s wishes because it worked out.

From a selfish point of view I teach people the hard truth about real estate. i don't want to compete against newbies that don't understand the risks they are taking, and the hidden cost they are ignoring.

Honestly most probably would feel the same way, and maybe you don't want to conduct your business in that manner, not saying it doesn't work cause it most certainly does, but there's a better less selfish way to 10x your career. 

But I selfishly want him to maintain MLS access because of all the reports and info he sends me from it. 

You're making me out to sound like another selfish Wholesaler fitting the stereotype.

This is purely selfish on their part.
