There's more low-hanging fruit here than I'll ever need, but hitting the ground running to pick it before land prices start reflecting the new higher values requires more capital than I have and I don't do debt.There are two main companies in the US who do the work of creating and selling eco-mitigation credits on a joint venture basis, separated by the Mississippi river.

Nearly two years ago, I purchased a single-family home in River Forest, USA, which required extensive renovations.

The beaches, rivers, lakes, and waterfalls are beautiful and enjoyable to go to.  

There are other fringe areas (San Tan Valley, Maricopa, Buckeye, and Surprise) where you can almost break even too, but prices will be a little higher and rent to price ratios will not be as good.

No idea why hydrants weren’t working but it wasn’t because trees in the Central Valley needed to be irrigated that day.

Pretty area, with lovely river (Manning Valley) & not too far from the coast. 

I have a sister out in the valley that will be looking for small muti-family in the near future.
