No offense, but hire a PMC because:1) You hate the process of placing tenants.2) You didn't do a very good job of screening the current ones.Sometimes we have to get out of our own way to find success!

Moreover, for someone in your position just starting, it's best advised to partner with an experienced individual to mitigate risk and adequately learn the process.

What does the process look like from start to finish? 

I've never had property managed by them, but I have a franchise in the PMI system and know their systems and processes. 

We would be able to meet all those things you're looking for: primary guarantor only, 75% LTV max, no application, origination or broker fees, vested in an LLC.All in-house underwriting and processing too so It makes for a pretty streamlined process on our end. 

Once you have ran through about 3 months or so of this and penciled out 50-100 deals for fun, I would talk to a local agent and start the process of looking.
