They come out every now and then for show and pretend to punish the banks, who pay fines with victim and shareholder money.

I'm just pissed with the seller's agent for not disclosing and wish they can be punished for being dishonest. 

LOL  Financial incentive/punishment like that would just distort the market. $1 million legit properties would all start appraising at $800k, and now if appraiser is forced to purchase it at 90% they pay $720k for a $1 million property.I think that's interesting that your appraisers don't know the value.

The fact that they served their time only satisfies what the government thought was appropriate punishment.

We got dinged with one that was our fault, but felt the punishment way out-weighed the crime.We took on a handful of properties from a new client. 

A company would be punished by the feds and/or the market bc of perception.

I've only filed unlawful detainer (court eviction) once in 19 years of being in the business.

Is the goal finding someone to blame and punish, or avoiding/striking the deed restrictions themselves?

In other words reward failure and punish success.   

These closing attorneys do not want to be accessory to what the REC would consider unlawful practices.
