Both roofs are suitable for your climate.If you access the roof frequently, beware that the rubber roof is more prone to puncture than the BUR.Either way, you should take two more estimates on whichever style you decide.

I have never dealt with pools personally, but now that I have a property manager I know they say "no pools" in the lease and will even go as far as to puncture inflatable pools and put them in the dumpster if they are found on the property.

I would consider both claims insurance worthy as one was due to a utility company puncturing my sewage pipe with a pole support cable, and the other was a failed expansion tank on my 1-year-old boiler during Christmas.Any feedback on this would be great, even if it's shared horror stories.

Lifting Dropped Ceilings can cause damage, we shouldn't turn on any water systems/gas systems that are off because we have no prior knowledge of problems, gas can be turned off because of a pin hole puncture in the line, plumbing inside the wall leaking.
