We now are looking to create an LLC and setup the necessary legal documents to protect both parties and layout the terms of the agreement.

I probably won't withdraw it, so the long-term tax savings and asset protections are appealing.Anything I am misunderstanding or not considering?

Some kinds of auctions allow you similar protections as a traditional sale.

Apparently, local jurisdictions here are saying they want more affordable housing, but in the same sentence will also say that there will be more regulations, more environmental protections, and more hoops to jump through to develop starter homes. 

And I wonder if CCR or HOA can restrict these to protect the values of those homes ?
