Just to beat a dead horse, we could see a recession in the future where you and/or your spouse lose your jobs.

Most times when evaluating a DSCR mortgage, market rent will come into play.

For me, the first pass at underwriting is simply about determining if a deal is worth exploring further.In the current market, I’d say 9 out of 10 deals are dead on arrival.

We rent apartments, so we only have one door/unit with a doorknob and dead bolt.   

BTW, I am not disputing you, just playing devil's advocate and wanting someone to challenge my thinking. 

While the 4% mortgage is great, your 1M in dead equity isn't giving you a great return.

Also your permitting process, type or land, grade of land, if underpinning is required will all play a factor into your cost. 

Lost in all of this has been the significant role technology now plays in listing and selling real estate.

This in turn will kill your exit strategy if you are not doing your due diligence and playing conservative.
