If you both tried out for the same team, and that team needed a Pitcher and a Catcher, and you both were Catchers, you both wouldn't make the team (partnership)...or if you did, the team would be paying for a redundancy...or, you would each get reductions because you both do the wamt thing, but can't at the same time.

Then, you need infrastructure: a card table or something, a sign, a pitcher for the lemonade, a bucket of ice, some paper or plastic cups, a cash box and money to make change, ...Too many newbies want to go out and acquire a property before they understand the implications of doing that, knowing HOW to hold that property so professional litigants can't "steal" it from them along everything else they own, how to find the tradesmen and contractors they'll need to do any rehab or fix-ups, what they will do with it in the end (exit strategy), ...Hands-on education ("Learn by Doing") is not under-rated, it's just not a healthy way to go about it.Some HAVE "Learned-by-Doing" and have done very well.

This is not the way to get started.There are many people who have made millions but have hardly any worth (Jay Z, Tony Gwynn (National league batting average award is appropriate named after this great player), Rollie Fingers (one of best relief pitchers of all time), Pete Rose (all time hits leader).

Either way, like in baseball, that makes you the pitcher vs the catcher, and gives you more control over the situation.If the county forecloses due to taxes you will probably be out of a home, so "Tick Tock" the clock seems to be already running.An (OWC) owner will carry seems like a quick inexpensive way to buy, although if she has a mortgage it WILL have a due on sale clause and if it's FHA I have heard from others they tend call the due, so think about that.Also, if it were my offer I'd put a cash kicker in to get her to say yes.
