Call a lender, ask about down payment assistance programs that can be combined with an FHA loan.


Go buy a multi family using said loan, and live in one unit and rent out the others.  If you have the seller pay your closing costs for you ( talk to lender about this) you can definitely get in for less than $5k.

Save money and do it again
