Can anyone recommend or point me in the direction of finding exceptional real estate cpas for an older client who wants to minimize tax burden when selling her farm this yr?

@Carl Rowles get someone over there to document the damages with a ton of pics AND a narrated video - you may need this for any insurance claim.Regarding your insurance, many of the residential insurers: Allstate, Farmers, State Farm, etc., have a clause that makes your policy invalid if the property is vacant for more than 30 days.- Check with your insurance agent ASAP.You'll need to file a claim and get a claim number.Try to get an insurance adjustor in ASAP, so you can start pumping water out, removing all water damaged drywall and get dehumidifiers in. - Note: the insurance company's adjustor will try to minimize your claim amount.

If not again you would be better off buying your own home and having enough yard/space for all of them but 13 is still way to many dogs unless you live on a farm or own acres of land.I have worked in the banking business and have seen people lose their homes that they rent due to landlords kicking them out with very little warning due to breach of contract or a No pet rule. 

Are you going to use it....hunt it, camp on it, farm it, mine it, or what.Many of these I see like in Hudspeth county for example are probably nothing but a headache, not an investment.

I have done demo work with a large excavator on my mom's farm a long time ago and it does not take much to turn a house into rubble - literally an hour.

The thing about teak is natural forests are being harvested at a rate of 20 to 1 farmed plantations planted.  

We have had work crews from a local lab and solar farm (separate bookings, obviously) for 3-8 weeks that rent the whole house in the offseason.

Its not near any major cities where someone might look at it as a long play for path of progress.Another option might be to see if a solar farm or wind farm company might be interested once its clear cut.
