Do national retailers that go with the build to suit or ground lease route usually find their own sites, purchase the land and develop them w/ a developer/contractor they've done business with in the past? Or

It would be beneficial to both me and the realtor, but not necessary, for the realtor to have worked with investors in the past or is currently an investor themselves.

I finally tracked him down through one of his references (his pastor of all things). 

Was hoping to get in touch with investors in the area to recommend contractors they have used in the past... or general advice.

Is it because of something like medical bills or school loans  that may have happened in the distant past or is it low because they have been late or don't pay utilities?
