I'm currently on the fence as to which to go with, but I'm also confused by the overlap I see with each option.

There is some overlap but I'd still recommend both.

There was a lot of skillset overlap with my W2 job though. 

Probably more about if you do it multiple times in the same area at the same time/overlapping - since you really can only "live" in one property at a time.

In diligence, compare the prior annual revenue to the reality of electrical usage (come up with a constant of power cost per day per occupied space and then take the actual power bill and see roughly how many occupied units you have).Much of RV park and mobile home park is 100% overlap: how to find them, negotiate them, do diligence on them, renegotiate them, finance them, turn them around and operate them.

No two inspector will find exactly the same things, but the majority will overlap.
