The first thing you notice is the amount of natural light!

City recently did a building inspection and we noticed the tenant is smoking in the unit (cigarettes and marijuana), food waste everywhere leading to building pest issues, and there are 5 people living there now (3 adults and 2 kids).

If there are lease violations, mention them-you not having a key to access the unit WITH proper notice or in case of emergency is one of them.I'd also tell the tenant that they are clearly not happy there, so finding a new place is in their best interest as well and as they have several months, they should have lots of options.

If a guest refuses to leave, you will issue a formal notice to vacate and may need to pursue legal action if necessary.

And the timing of that notice is important.

Every state has different laws regarding a notice to terminate/non renewal of lease.

More than 5 days late (or whatever your local laws consider late), give them notice. 

Now that we are deep into the winter months we have noticed our heating bill (gas) continue to go up, our latest bill is over $400.
