There are many communities within each of these areas that run or allow nightly rental programs. 

So I added one of my listings on booking.com and got my first booking coming up this week for 4 nights.

Others have caps on how many nights a property can be rented or outright bans on certain types of rentals.

My smaller property averages $450 per stay (3 nights) and the cleaners charge $90, so they make more than a property manager would.

Stay there one night and test it yourself.

It's tempting early on to leverage as much as you can so you can do more deals and keep liquidity, but increased cashflow especially with PMI will make you sleep a lot better at night.

I'm not saying you'll be working a lot all the time, but you'll regularly have late-night questions from people checking in, for example.

I've exchanged our place with another host by on a 1-1 bases.Host share seems to have an interesting concept of exchange available nights but within 5 days.....so what typically is not rented.

May 2025 find your homes filled with happy guests, very little vacancies, and high nightly rates.  :-)  Reflecting on 2024, what is everything thinking will change in the coming year?
