One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

At yet another sale there was a brick row house/town house for sale that looked good from the street, but since it was in the middle of the row, to see the back of the house, you had to walk around the block and see the house from the alley, where the entire 3 story brick back wall of the house was laying in the back yard, and there was no back wall standing. 

It’s the number of months it would take to sell all homes currently on the market at the current pace of sales.

None of these things will bring success tomorrow, but with doing them consistently every day, I will wake up in 5,10,20,30,40,60 years and be miles ahead of everyone else.2) Never stop learningThere is only growth or decay, there is no middle ground.

Hey Axel, Would love to give my two cents if it would be helpful at all.Peoria, IL - Probably the healthiest market of the three with a lot of middle-income rental rates available and opportunities for good cash flow.

Especially with Pace Morby teaching seller finance so there are all sorts of folks that will over pay just to get seller finance.

People are going to start thinking about spending their tax refunds in the middle of January.

So, with a mix of retail and residential, I'd recommend something in the middle is a good starting point.

It was only within the last 30 years has the upper middle class incomes start to spread out of the lake.  

With the COVID-era surge in home prices, rapid increases in mortgage rates, and rents not keeping pace, it really has gotten harder to make these deals work.
