Since you didn't mention this being in your lease, it sounds like you are incorrect.

Let’s say I am incorrect (which I am not) and you somehow make 10% a unit ($50/month), it is not worth the effort.  

I'm not in this space so my advice might be incorrect but I would do one of the following:1. sell and cash out2.
