How much cash is ideal to have on hand when starting out?

We were the ideal customer of a real estate investor. 

Ideally you need to throw 3-4 hours a day at it to see fruit down the road.

Ideally, it would be nice to have both types of Investments.  

Also showing almost a 20% CoC return, which in my research I've found to be a highly ideal number for investors.Is there something I could improve on with this report or fix?

I didn't want to have to remember to do that myself every time.
