I am really wanted to expand my real estate business this year, and to do ao I will need a little help from all of you. 

I'm not interested in the easy to get, thus everyone can get lists like out of state AO lists.

@Kino ElliottMake sure your AOS has contingencies on building, termite, radon, and there are some others.  

For example, once you find a buyer it takes as much as 60 days from the point the AOS is signed to get to the closing table with an approved buyer then as much as a day to get the wire in your account.

One thing the scammers in my AO will do is have you sign a contract before the adjustment is done.  

Other homes in this area sell for 200k-250k How would I go about running the numbers and making a reasonable offer, also I must mention it will be a O/O

its a bad time to be a buyer because prices are high and there is lots of competition, my last 3 flips (since Jan 1st 2017)  have been on market 10 days or less before an AO now is not a great time to buy, there are deals, but they are few and far between. 

Whats a good contingency to put in an AOS that will allow me to back out of agreement if needed on any deal.   

I am almost finish my absentee owner list and have around the same # of AOs.
