I stayed at Eagle rock recently and loved it. 

While migration to Austin city limits has cooled, the surrounding areas are experiencing remarkable growth and present strong investment opportunities.In places like Williamson County and Hays County, fast-growing markets such as Cedar Park, Round Rock, Buda, and Kyle rank among the nation’s fastest-growing areas.

One of the trends you see clearly is that smaller landlords do not want to rock the boat increases, especially with good tenants. 

Dirt road they would have needed to rock for about $10,000.

Our pro forma for the self storage property we built was rock solid until we opened the business and a year later I was facing losing everything because of all sorts of factors beyond my control.

Louis/OKC/Little Rock to DFW/HOU.

@Josue Ramos I would recommend areas like DFW, HOU, SAN, OKC, Tulsa, Memphis or even Little Rock.

Hiren, I've personally been focused on the northern MSA markets of Round Rock, Georgetown, Cedar Park, Leander.

To date, I have a small portfolio in the Rock County area.
