Ergo, rental property demand will increase.The longer-term reality, if it comes to fruition, is twofold: (1) FoxConn reports that its campus will host 10,000 employees, all those people and their families will need to live somewhere, and there isn't enough housing stock for them right now; (2) the demand for services will increase with the influx of people, which will increase the demand for commercial property.

I can tell you from hundreds of my clients perspective.they don't want to have the burden and work that goes into being a landlord.. they want mail box money and more passive investment that is secured by the same asset that a landlord owns.. there is a reason those banks have those big shinny buildings.. its massively profitable and done right less risk in many cases of being a landlord or at least let me say a ton less work.. your not dealing with the day to day.. even if you have PM you have to manage them.My note buyers are almost all experienced landlords and as their days of landlord burn out come to fruition they switch to being the bank.. keep in mind unless the house is sold for cash.. everyone buying a rental has two steps  equity and debt  IE their equity and the bank or  lenders debt.Along with shorter term holds.. and if done right no cash calls.

As I said, the plan has been in place for many years but being connected with community and attending meetings has led me to believe that there is a high possibility that this will come to fruition sooner than later.

The highly leveraged  DSTs including zero coupon or no cash DSTs can certainly absorb your debt and if the project goes to fruition you end up with fractional ownership of a fixed asset in exchange for monthly cash flow. 

Unfortunately, my fear of the landlord being a slumlord has come to fruition-or so it seems.

It is finally coming into fruition as we speak. 

@Erin Wicomb That looks like an ambitious project, I would love to see it come to fruition.

I am fan of the concept having all due diligence up front and management partners in place for first timers but still haven't seen it come to fruition.

I have been interested in real estate investing for a few years now and am excited for this process to finally come into fruition.
