I would recommend starting with them to get grounded if you haven't already. 

For a beginning investor, I'd recommend more turnkey properties to get your feet wet while you build trust in your boots on the ground.

I’m based in Houston, TX, but I know how critical it is to find someone on the ground who’s a true investor ally, not just another agent.

You need boots on the ground to see who lists flips and who lists dumps.

I've built a few homes , knocked them down and built new out of the ground and sold them in Northern NJ, doing pretty good.

Hey Anthony, in that case I would probably invest out of state and find a partner in that state to be the boots on the ground.

Would you be able to evict if they don't pay the ground lease?

If you manage to get this off the ground and do some verified - meaning paperwork is in your name, or company's name, etc - projects that turn a profit, and you build some capital in a bank, you should be able to go right to that lender after a year or two and start a relationship no problem.  

I know this post is a little old and not sure if you went through with your ADU construction yet, but my partner does ADU ground up construction in the LA area.
