Stayed in East Nashville with some friends on the way to this music festival in Franklin.

Summer is one big beer fueled festival. 

The city is growing, with lots of new restaurants, festivals, etc which provide great returns for vacation rentals.

People are attracted to the area during every season and there are a few large festivals that bring large crowds.The restaurant and brewery industry have a solid foundation here which attract people.

I have a good friend who lives in Ashland (works at Shakespeare festival), and would love to learn more about the Oregon market.

Hi Adam, just one caution on the property management side: JP is the happy valley of renting right now...valuations and rent are at all time highs, most renters are solvent (half would love to buy there is just too little inventory) and the more transient tenants love the neighborhood too and have an unusual investment in its quality of life with the festivals, green space etc. 

First time my place was trashed by some festival goers (puke and urin on beds, beer everywhere) and my maid cleaned up and disposed of the trash before airbnb told me I needed to take photos. 

They are usually older (in their 50s and 60s) who enjoy the opera, museums, art galleries, festivals etc. and many of them bring pets with them.

From an investment standpoint, the town of Telluride has put in a concerted effort to make it both a summer and winter destination with 2 world renowned film festivals in addition to bluegrass, jazz, blues and brews, wine and car lovers festivals filling up the summer calendar.
