I imagine that UCSB visiting professors, graduate residencies, research fellowships etc. might be good markets for you if you are close enough to campus.

That level of debt is completely understandable for an orthodontist.  4 years of college, 4 years of dental school plus 2 years orthodontics fellowship tuition and living expenses adds up.

Or near a higher education institute and marketing to students finishing up their schooling (i.e. graduate students, doctors doing their residency or fellowship, etc) where it doesn't make sense for them to buy a house and furnish it because they'll likely move as soon as they're done?

In terms of financing, does the university pay you monthly as fellowship award?

When I was in Berkeley CA as a graduate engineering student on a $18000/year fellowship stipend, I was asked to prepay 6 months by the apartment’s electronic system (probably yardi) with a 750+ credit score because I had limited income and didn’t want my mom to cosign.

I haven't started the road officially yet, working on getting finances straight and hoping to Capitalize on the pullback in real estate with inflation, with the plan to purchase around April to have any renovations done and open for potential June move ins coinciding with the change of internships and fellowships around the hospital.
