PhD on a house hack

Cheers to the community,

I am starting my Ph.D. in the Los Angeles area this Fall 2021, and I am not a US citizen, however, I have a good credit score with the US banks. I also have about 100k cash and plan to house hack in an LA area. Ideally in a decent neighborhood with a growth potential e.g., Hawthorne, Inglewood (I do not know much yet about LA neighborhoods and eager to learn more). I can invest monthly about 1500 and sweat equity. I think an ideal situation for me is to convert a garage to an ADU to live there and rent out the house. I wonder whether is plan is realistic, and if it is I am looking forward to connecting with people who have any ideas, properties, or suggestions. Many thanks.
