How are you structuring debt vs equity?

E Equity, how much of the home will you own on day one.  

You can get some very favorable funding and you'll need to occupy one of the units for just one year. 

I am self employed but want to build a spec home using the equity in my house as collateral.

Raising the  amount required to buy your target properties is not easy, and beyond the amount that must be raised without leverage it will be difficult for you to provide favorable return profile for your investors.

But it would give you time to save up for the 20% on a refinance in 2 years or give you the ability to use any equity gained to refinance in 2 years.
