Nothing will piss off the inspector faster than missing an inspection.My last piece of advice, in an effort to not make this a book length post, deals with the money.

For example I don’t know of any say plumber that charges $120 an hour but brings two guys and charges $240.  

This is how I see it:Single-Family Homes:Pros:Larger pool of potential tenants (families).Simpler management (one tenant, one lease).Often easier to finance.May appreciate faster in some markets.Cons:Only one income stream.Vacancy hits harder financially.Duplexes:Pros:Two potential income streams.Live in one unit and rent the other (house hacking!)

@Gene PanicciaManagement fees vary, but it's not uncommon for a PM to charge fees for managing tenant-paid utilities or coordinating repairs.

Sometimes I'll tell them not to fix it (a punch hole in the wall) and I'm charging them for it.

Other than your payment is NOT fixed, the "charge" for it all is NOT known or set...... 

Reviews are crucial for building trust and gaining momentum.Ultimately, while price can be part of the equation, it’s the combination of a welcoming, value-driven approach and strategic marketing that will help you stand out and build trust faster. 

.: I was told by my PM at a recent move out it was now considered normal wear and tear and you couldn’t charge for it. 

Since the lease is expiring and I see you are in NYC it will probably be much faster to just not renew the lease.
