Currently, I work as an office manager at a glass shop specializing in window installations for commercial and residential buildings.

I have also started a youtube channel (recently) to teach others how to GC and be profitable, youtube.com/@brady_morgan .My first piece of advice is not to shop banks until you have engineered plans.

If I were a decent renter shopping in that neighborhood, I would choose that brick building over yours every time. 

They're pricey, and I'm keen to do some comparison shopping.

Combined that can cost $50k+ which they may not want to pay nor their is the possibility they would not they pass the DD report.Nothing wrong with raising money in this fashion (FB or online ads), many do it and are great sponsors.

Numbers always look good on paper but between holding costs when acquiring and renovating property, closing costs on can also add up.I am not saying it cannot be done, as I did it with about 75 loans in a very similar fashion (except I was buying NPL's and got them reperforming).

We will shop for used appliances where we can when we need one… or pick up used cabinets if we can, or search eBay for something smaller,  but going to the extreme of personally shipping something big in internationally for one-off renovation needs seems like a stretch of reasonable.Just like you mention, the number of unknowns would not seem to be worth it to me.Just my 2 cents.Randy

Investors are already on board with the options weve got, just shopping for the best option.
